Upon entering, you're greeted by a stunning living room featuring two plush sofas, a large flat-screen HDTV, and an inviting ambiance. The adjacent fully equipped kitchen boasts modern appliances and a dining area with a chic designer table and four stylish chairs, perfect for enjoying meals at home.

The master bedroom offers a queen-size bed, an en-suite half bathroom, and ample closet space for a truly comfortable stay. The second bedroom, cozier in size, features a double bed and generous closet storage. A full bathroom with a sleek shower is conveniently situated between the two bedrooms.

Large, secure, double-glazed windows bathe the apartment in natural light, while providing peace and privacy. Two small terraces, accessible from the living room and the second bedroom, offer charming outdoor spaces for relaxing after a day in the city.

Neighborhood
The Santa Maria Novella Church is the very first basilica in Florence and dates back to the mid-13th century. It is Florence’s main Dominican church and contains many of Florence’s artistic masterpieces and funerary chapels of prominent Florentine families who funded many of the frescoes within the church. Giorgio Vasari was the architect who designed the first remodeling of the basilica in 1567 which was commissioned by Cosimo I de’ Medici, the first Grand Duke of Tuscany.

Throughout the year there are markets held within the piazza such as the Chocolate Fair and recent renovations have been made to the center of the square with the installation of new benches and patches of roses creating a nice place to hang-out. The piazza’s restaurants are also great places to go and enjoy dinner or lunch.

Located conveniently across the street from the piazza is the Santa Maria Novella Train Station. Its inauguration was in 1848 and only went to Pistoia and Pisa. Today the railway commutes to the main cities in Italy and is one of the busiest stations in the country with almost 60 million people traveling to and from Florence per year.

Getting around
Located at Via degli Orti Oricellari, this apartment offers exceptional accessibility to Florence's most iconic sights. Just a 5-minute walk from the stunning Santa Maria Novella Basilica, you’ll find yourself quickly immersed in the heart of the city. A leisurely 12-15 minute stroll takes you to the majestic Piazza del Duomo, where the Florence Cathedral, Giotto's Bell Tower, and the Baptistery dominate the skyline.

In about 15-17 minutes, you can reach the historic Piazza della Signoria and the impressive Palazzo Vecchio, or explore world-famous art at the Uffizi Gallery. The picturesque Ponte Vecchio, with its charming shops lining the bridge, is also within the same distance. For art lovers, Michelangelo’s David at the Galleria dell'Accademia is just 18-20 minutes away on foot. Crossing the river, you can arrive at the grand Palazzo Pitti and its expansive Boboli Gardens in about 20 minutes.

Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.

Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
