Located on the third floor (no lift) of a historical building, typical of the Oltrarno, only a few steps from the center, but easily accessible by car, this apartment enjoys a unique acoustic insulation thanks to the closure of the BOBOLI GARDENS, which protects from unpleasant noise of the city.

The apartment layout is distributed in a modern way on a surface of 100 square meters.
It has two double bedrooms, a large entrance hall very cozy, a large and bright living and dining room designed as an open space, a bathroom with shower/tub and another ensuite bathroom with shower, in addition there is a fully equipped and modern kitchen.

The entire apartment has been recently furnished by the owner in every details and each room is equipped with air conditioning and flat screen television.
The choice of lighting and designer furniture reflects his personal taste and love of architecture and furnishing. Every detail has been taken care of by local craftsmen who have contributed to make this apartment unique. The presence on the main street of a supermarket 500 m away, wooden craftsmen and lamps, master goldsmiths, a book shop, design shops for the home, a butcher shop with fine meats, a baker 800 m away, one of the best Japanese restaurants in town, a French restaurant, a pleasant bar for aperitifs, the bus stop 200 m away and all this just a few steps from the centre can only help for a practical stay.
Within 5/15 minutes Ponte Vecchio, Palazzo Pitti, The beautiful Uffizi, as well as the main shopping streets.
For anyone who wants to spend a quiet stay, in an apartment equipped with every comfort, from the choice of linen, to the dishwasher, TV with internet connection, WiFi, air conditioning and every need for the bathroom is welcome.

## Neighborhood
The apartment is located in the Oltrarno district in Florence’s historic city centre. The name “Oltrarno” means “beyond the Arno” and this neighborhood which stretches along the south bank of the river represents a different facet of Florence than that of the area near the Duomo. The Oltrarno probably displays the real character of Florence and in general is slightly quieter, greener, and more relaxed than the other districts of Florence. Indeed many tourists prefer the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (in particular furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antique trade.

Over time the Oltrarno became a rather chic area and many aristocrats chose this neighbourhood to build their villas and palaces, the largest of these being the Pitti Palace, which became the home of the various Grand Dukes. Today this sumptuous palace houses several important museums which rank amongst the best in Florence. Other major sights the Oltrarno has to offer are the Cappella Brancacci with its fabulous frescoes, Piazzale Michelangelo with its breath-taking views over Florence, the magnificent church of San Miniato, (one of the highest points in the city of Florence and also one of the best examples of Romanesque architecture in Tuscany) together with the most famous and oldest bridge in Florence, the Ponte Vecchio, home to a glittering array of jewellery shops and goldsmiths.

Extending up the hill from the Pitti Palace are the formal Boboli Gardens, an outdoor museum of garden sculpture that includes Roman antiquities as well as 16th and 17th century works. The Oltrarno is famous for its wine bars such as Olio & Convivium, authentic trattorias serving typical Tuscan cuisine, including Il Santo Bevitore, I 4 Leoni, and Il Magazzino, not to mention the wonderful fresh produce market held every morning in Piazza Santo Spirito. For those choosing an apartment in this area the Oltrarno quarter also offers a variety of grocery stores, pastry shops, bakeries, gift shops, and much more.

TOURIST CITY TAX: Euro 5.50 per person per night (maximum 7 nights), Children under 12 free of charge to be paid in cash upon arrival (unless already paid)
The lead guest must be over 21 years old and will be required to sign a short-term agreement upon arrival. That is for insurance, fiscal and legal purposes. All guests are required to show a valid identity card upon check-in, if not, they will not be allowed to enter (due to Italian Police regulations).
By Italian law, stays exceeding 30 nights will require a tenancy agreement ( contratto transitorio)

Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged. 
In Italian households there is an electricity power limit and if you use too many appliances at the same time the main switch might go off. Be sure to switch off the devices you were using before turning back on the electricity. The main switch looks like a white box and it will be shown to you upon arrival.
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.
The municipality of Florence is classified in zone D. The activation period allowed for heating systems installed in zone D is from 1 November to 15 April
Building’s centralised AC are subject to limitations (normally AC is turned on from end of September to beginning of Spring.
Lost keys or getting locked out: Euro 100 per key set for replacement.
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.

Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.

Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.
