Space
We're glad to host you in our fully renovated Penthouse with swimming pool where you can enjoy the highest standards of comfort and design. Our property is located in Forum Residences, a prestigious lifestyle development based in Swieqi, Residents of The Forum enjoy all the perks of living at one of Malta’s most recognisable and prestigious address within walking distance of St Julian’s, one the island’s foremost business and entertainment hubs. In the immediate vicinity of The Forum, you will find an excellent selection of restaurants, shops, schools, sports facilities, gyms, spas, hotels, marinas and entertainment venues.
This stunning penthouse offers: 2 bedrooms with queen beds , 1 bedroom with two single beds; 2 bathrooms (one ensuite) and 1 large open space living room and kitchen.
Air-Con and WIFI included, and a private parking space!
Living Spaces| A Beautiful roof top area with outdoor furniture, and an amazing, one of a kind pool overlooking the sea.
Also a very large living area with SOFA, dining area and smart TV.
Kitchen| Fully equipped kitchen with oven, fridge and utensils, everything a family or a group of friends would want to fix a wonderful meal.
Bedrooms| 3 bedrooms with super comfortable mattress.
Linens| We all love a good night sleep, all bedrooms will be equipped with high end linens and quilts. We also provide 2 towels each for showering and towels for the pool area.
Bathrooms| 2 full bathrooms
Small notes:
- Pool guy will come every week between 14.00 and 16.00 in order to keep pool at great conditions through out your stays.
- After pool cleaning it is a must not to use the pool for 2-3 hours. this is for safety reasons due to chlorine, always ask the pool guy for more info.

Access
The apartment is at your complete and private disposal.
We offer a self-check-in procedure. The official check-in time is 3PM. We outsource the cleaning and preparation of the property. For security reasons and upon the cleaning staff' own request, it is not possible to check-in or leave luggage before the cleaning staff is ready. As soon as the cleaning staff is ready they will notify us by which we can send you the code for the keybox to check-in. For this reason we cannot guarantee that you can check-in before 3PM and we will only know if it is possible on the actual day of your check-in. If you would like to leave your luggage we recommend that you book a luggage storage space online.

Interaction
We are at your complete disposal to answer any questions before and during your stay. We have many tips for the city and its surroundings and always available for any request.

Neighborhood
‘The Forum’ is situated in the locality of Swieqi close to St Julians area, is the latest of the luxury concept developments to grab public attention. In total it comprises a considerably number of beautifully laid out residential apartments, penthouses, terraced houses and villas, as well as a business centre. Commercial spaces will include a supermarket and ample parking facilities. The all is set in an impeccably landscaped area within one of Malta’s most elegant towns.

Getting around
Swieqi is easily reached via main thoroughfares, not least being the convenient bus routes which travel through directly from Sliema, Valletta and also Gozo, the latter via Cirkewwa’s ferry stop. Direct bus services are also available for transport to Mosta, Bugibba and the Malta International Airport.

IMPORTANT: PLEASE READ CAREFULLY

Environmental Contribution: Since June 20th, 2016, the government has imposed an Environmental Contribution on all types of accommodations. This fee is €0.50 per person per night for anyone aged 18 and above staying on the Maltese Islands, regardless of nationality.

Lead Guest Requirements: The lead guest must be at least 21 years old and sign a short-term agreement upon arrival for insurance, fiscal, and legal purposes.

Ants Alert: During warmer seasons, ants can be a common issue on the island. We provide ant traps and repellent spray, which are generally effective, but you may still encounter some ants during your stay.

House Rules:

No smoking or pets allowed.
No parties or loud noises. Please respect our neighbors by minimizing noise when entering or leaving the flat, especially after 11 PM.
Visitors are not permitted without prior written approval to comply with police regulations.
Cleaning and Other Charges:

The final cleaning fee covers general check-out cleaning. Please maintain cleanliness and tidiness, particularly in the kitchen. Additional charges may apply if the place is left untidy or if dirty dishes and garbage are left behind.
Lost keys or lockouts will incur a €100 fee per key set for replacement.
Utility Bills for Extended Stays: For stays longer than 30 days, clients are responsible for utility bills in addition to the agreed rental fee, based on actual consumption at the end of the stay.

Consideration for Neighbors: Please be considerate of neighbors and maintain the cleanliness of shared spaces, including the elevator and stairways.

Check-In Details: Check-in time is from 3 PM to 11pm with self check-in. Guests are required to fill in their information on a secure link.

Faults caused by third-party providers (WiFi, water, gas, electricity).
Sudden faults in appliances such as the air conditioner, heating, washing machine, dryer, refrigerator, dishwasher, oven, cooker, and television, which may malfunction during your stay due to wear and tear. While we ensure these appliances are in working order upon your arrival and will do our best to rectify any issues, we cannot be held responsible if spare parts are unavailable or specialized contractors are not immediately available.
Noises caused by neighbours, construction sites, or any factors not directly related to the property itself.

Swimming Pool Waiver and Release of Liability:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• The use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
