This gorgeous 1-bedroom, 1-bathroom, first floor apartment with elevator has everything you'll need to stay comfortably and safely in the heart of Florence.
The entire apartment has been recently renovated and decorated with attention to details and refined taste for design furniture and comforts. The earthy color palette of the apartment creates a warm, pleasant atmosphere.
The space is clean and practical and accommodates comfortably up to 4 people.
It's located on the first floor of a historic building and comprises:
- a cozy living room ( with 1 sofa bed suitable for one person or 2 kids) which opens onto a fully equipped kitchen creating a lovely open space
- a master bedroom with good storage space and double size bed
- a spacious enclosed patio, with a dinner table and chairs perfect for relaxing at the end of the day while enjoying a glass of good wine.
- a family bathroom with shower.
The unit comes with air conditioning throughout the whole space, flat TV and a Fiber Option WiFi connection.
A fully equipped kitchen with microwave, dishwasher, washer, coffee machine, kettle, ecc.
There is also washing machine.

Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

Neighborhood
The apartment is located in the Oltrarno district in Florence’s historic city centre. The name “Oltrarno” means “beyond the Arno” and this neighborhood which stretches along the south bank of the river represents a different facet of Florence than that of the area near the Duomo. The Oltrarno probably displays the real character of Florence and in general is slightly quieter, greener, and more relaxed than the other districts of Florence. Indeed many tourists prefer the Oltrarno for this reason. Traditionally an artisans’ quarter, the Oltrarno still boasts today many lovely antique shops and artisans’ studios (in particular furniture and leather-workers) and Via Maggio remains the focus of Florence’s thriving antique trade.
Over time the Oltrarno became a rather chic area and many aristocrats chose this neighbourhood to build their villas and palaces, the largest of these being the Pitti Palace, which became the home of the various Grand Dukes. Today this sumptuous palace houses several important museums which rank amongst the best in Florence. Other major sights the Oltrarno has to offer are the Cappella Brancacci with its fabulous frescoes, Piazzale Michelangelo with its breath-taking views over Florence, the magnificent church of San Miniato, (one of the highest points in the city of Florence and also one of the best examples of Romanesque architecture in Tuscany) together with the most famous and oldest bridge in Florence, the Ponte Vecchio, home to a glittering array of jewellery shops and goldsmiths.
Extending up the hill from the Pitti Palace are the formal Boboli Gardens, an outdoor museum of garden sculpture that includes Roman antiquities as well as 16th and 17th century works. The Oltrarno is famous for its wine bars such as Olio & Convivium, authentic trattorias serving typical Tuscan cuisine, including Il Santo Bevitore, I 4 Leoni, and Il Magazzino, not to mention the wonderful fresh produce market held every morning in Piazza Santo Spirito. For those choosing an apartment in this area the Oltrarno quarter also offers a variety of grocery stores, pastry shops, bakeries, gift shops, and much more.
The train station (Santa Maria Novella) is walking distance, all the buses stop just in the closest streets. But the best way to visit Florence is walking around. Florence is a small town and I highly suggest not to come by car. Parking is expensive.
Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons.
Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry.
Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement.

No Pets
Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM.
Visitors: No external guests in the apartment without prior written approval, as per police regulations.
Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance.
Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival.
Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges.
Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15.
Lost Keys: A fee of €100 will be charged for each lost key set.
Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
