Small notes:
- Pool maintenance guy will come every week in order to keep pool at great conditions through out your stays.
- After pool cleaning it is a must not to use the pool for 2-3 hours. this is for safety reasons due to chlorine, always ask the pool guy for more info.
- Pool use is seasonal (May/June till September)

🔑Guest access
Self check-in is available via safe deposit box from 15:00 to midnight. For instructions, we will send you an online check-in link where you need to upload your documents. Please make sure to complete this by 19:00 on the day of arrival, otherwise we will not be able to provide you with access. Thank you for your cooperation!

Neighborhood
Balata di Modica is part of the municipality of UNESCO World Heritage-listed town Modica, in the province of Ragusa, in the region of Sicily, from which it is about 10 kilometres away.

⚠️ Other things to keep in mind
Please read the following information carefully. The main guest must be at least 21 years old and will be required to sign a short lease at check-in, for insurance, tax and legal reasons. All guests must provide a valid identity document upon check-in, as required by Italian law. Verification will take place via a secure link. If the documents are not sent, access to the flat will be denied.
For stays longer than 30 nights, a rental contract is required by Italian law.
Smoking and animals are not allowed in the flat. Parties and disturbing noises are strictly forbidden; we ask you to respect silence, especially when entering and leaving the building after 11pm. Outside guests are not allowed without prior written permission, as required by public safety regulations.
The cleaning fee only covers final cleaning upon check-out. Guests are required to leave the flat tidy, including tidying up the kitchen and disposing of waste. Additional costs may be charged in case of non-compliance.
Please note that Italian homes have a limited electrical capacity. The simultaneous use of several household appliances could blow up the meter. In this case, it will be sufficient to switch off the appliances and turn on the main switch (a white box that will be shown to you on arrival).
Only toilet paper should be thrown into the bathroom. Any other objects, especially feminine hygiene products, may cause obstructions and result in repair costs.
If keys are lost, a charge of €100 per set will be made. For stays longer than 30 days, the consumption of utilities will be charged to the guest and will be calculated according to actual consumption.

Although all appliances are checked prior to your arrival and we will do our utmost to resolve any problems, there may be delays in repairs if spare parts or skilled technicians are unavailable. Furthermore, we are not responsible for noise caused by neighbours, construction sites or other elements outside the property.
