The highlight of the property is the stunning pool and surrounding deck—a tranquil spot to unwind, sip your favorite drink, and prepare meals on the provided BBQ. Located just 700 meters from the beach, the villa offers easy access to an array of fascinating historical and cultural sites, vibrant shopping districts, breathtaking mountains, and pristine nature reserves, providing endless opportunities for exploration.

The villa features three double bedrooms, two with ensuite bathrooms, and an additional bathroom conveniently located outside. The fully equipped kitchen includes a traditional wood-fired oven, perfect for crafting your own delicious pizzas. However, the true gem of the property is the private and secluded pool, ideal for endless hours of relaxation.

Nestled amidst groves of olive, orange, and tangerine trees, the villa provides an unparalleled sense of peace and tranquility. Despite its secluded ambiance, it is just a short drive from an abundance of historical landmarks, pristine beaches, nature reserves, and shopping destinations, making it the perfect balance of relaxation and adventure.

Neighborhood
Ispica is home to this villa. Vendicari Natural Reserve and Vendicari Beach reflect the area's natural beauty and area attractions include Vini di Olindo Giuseppe and Cabana & Nabana. St. Maria del Focallo is located on the Mediterranean Sea and it is in the 11th place out of 30 beaches in the Ragusa region 27.3 km away from its center, the city of Ragusa. It is one of the beaches of Santa Maria del Focallo settlement, just 3.5 km from its center. The beach is located in an urban area.
It is a spacious coastline with turquoise water and pure bright fine sand, so you don't need special shoes. The sharpness of entering the water is quite normal. This beach is suitable for different categories of people, lonely travellers, relaxation getaway lovers, seniors etc. It is partially crowded during the high season.
Despite the fact that a significant part of the beach is occupied by resorts, there is still a fairly large area with free access. The beach facilities are only available to visitors of resort area. Their list includes, loungers and umbrellas, beach restaurant, changing rooms, showers, toilets. There is also possible to take different water activities such as catamarans or jet skis. During the season this beach line is supervised by a lifeguard.
In addition to swimming and sunbathing, you can also take part in other activities, sup-surfing, sea kayaking. This beach is popular for windsurfing or kiteboarding.

IMPORTANT, PLEASE READ PAYING ATTENTION
-TOURIST CITY TAX: Euro 2.00 per person per night (maximum 5 nights), Children under 12 free of charge to be paid in cash upon arrival
-The lead guest must be over 21 years old and will be required to sign an occupation agreement upon arrival. That is for insurance, fiscal and legal purposes. All guests are required to provide a valid identity card through a secure link before arrival, if not, they will not be allowed to enter (due to Italian Police regulations).
- Smoking is not allowed
- Sorry, no pets allowed
- Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
- No outsiders allowed in the apartment without our approval, in order not to contravene the police regulations.
- The final cleaning fee is intended as flat general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs will be charged. 
- The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages will be charged.
- Lost keys or getting locked out: Euro 100 per key set for replacement.
- Please note that it is expected that 2 people share a double bed. Please contact us if you have different sleeping requirements.

Any early or late check in must be requested and approved 24h before arrival.
Swimming Pool Waiver and Release of Liability:
At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
The use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
You recognise and fully understand that the above list is not a complete or exhaustive list of all possible risks.
Disclaimer: Please note that we are not liable for: 1) faults caused by third-party providers (WiFi, water, gas, electricity); 2) sudden faults in appliances such as the air conditioner, heating, washing machine, dryer, refrigerator, dishwasher, oven, cooker, and television, which are subject to wear and tear and may not function during your stay. While we ensure these appliances are in working order upon your arrival and will do our best to rectify any issues that arise, we cannot be held responsible if spare parts are unavailable or specialized contractors are not immediately available; 3) noises caused by neighbors, construction sites, or anything not directly related to the property itself.
