This lovely apartment is located in Ix-Xagħra , which has a particularly rich historical heritage and therefore plenty to offer the visitor., and it is located within the luxury Hal Eghzien Residence which is set in a serene and picturesque environment and offers breath taking views of the countryside and Mediterranean sea.
The residence offers a communal pool, 13 tumoli of landscape gardens with picnic areas, BBQ areas, and more, which makes it a perfect residence for both summer and winter.
Upon entering the flat, guests are greeted by a spacious living area with a large sofa/dining area and TV. A fully equipped kitchen is also available, which, together with the location of this peaceful place, makes it perfect for both short-term and long-term rentals ideal for 4 people.
The flat also comprises :

## Neighborhood
Picturesque ix-Xagħra has a particularly rich historical heritage and therefore plenty to offer the visitor. Built on a lengthy stretch of high ground northeast of the capital, ix-Xagħra is encircled by the beautiful bays of Ramla (the island’s best beach), Għajn Barrani and Marsalforn, while the valleys of Ramla, Ta’ l-Għejjun and Marsalforn caress this lovely village.
Ix-Xagħra is surrounded by fertile valleys and some of the best agricultural land in Gozo. It is perhaps not surprising then that the area has been settled since the earliest times. Ix-Xagħra is home to the extraordinary UNESCO World Heritage Ġgantija temple complex, consisting of two Neolithic stone temples built from as early as 3600BC making them amongst the oldest freestanding stone buildings in the world.
## Getting around
Bus transport is available in the village. Car rental is suggested as it will be easier to travel around the island.

Environmental Contribution
As announced in the 2016 Budget, the Government has introduced an Environmental Contribution on stays at all types of accommodation as from June 20th, 2016. The main objective of this Environmental Contribution is to improve quality along the tourism value chain. In fact, all revenue generated from this initiative will be directed solely and exclusively to upgrade and embellish the local infrastructure in touristic areas around the Maltese Islands.The contribution is payable by all tourists who are 18 years or older irrespective of nationality (including locals).
It amounts to €0.50 per person for each night spent on the Maltese Islands at any type of accommodation such as hotels, guesthouses, hostels, resorts, apartments, farmhouses, villas, timeshare and host families, amongst others.
The contribution is capped at a maximum of €5 for each continuous stay.
A heads up that during the nice season ants is a common problem on the island. We do provide ants traps and repellent spray which normally work well, but expect to see some ants during your trip!

Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged. 
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.
Lost keys or getting locked out: Euro 100 per key set for replacement.
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.
Check-in time is from 3pm to Midnight with self check-in.
Any early or late check in must be requested and approved 24h before arrival.
Swimming Pool Waiver and Release of Liability:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• The use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
